So you have moved into our new townhome community, which is controlled by a Board and a Homeowners Association (HOA). What are the benefits?

• One of the biggest advantages of an HOA is stable, consistent property values. HOA’s have rules and standards designed to ensure consistent curb appeal and aesthetics, and well-maintained units. This translates to higher resale value.

• Your structural insurance fees, general maintenance needs and reserve funds are rolled into your one monthly HOA payment.

• Living in an HOA community means never having to mow a lawn or shovel your own driveway ever again. The HOA will maintain the area’s landscape and hardscape. We also cover general maintenance and pest control. For many, this low maintenance lifestyle is one of the biggest (if not the biggest!) pro to living in a neighborhood with an HOA.

• Your property manager (Joe Urbanczyk of Fairwood Management) is a single point of contact overseeing all of the vendors hired to care for our properties. He is your sole point of contact for any issues or concerns you have regarding your property. He will either address the issue for you or refer you to someone who can be of assistance.
